Most of Milford was built up through the 1960s, so a lot of what we're called out for here is bringing a mid-century home up to a standard that suits how people actually live now, opening up a closed-off kitchen, adding insulation and better glazing, or extending out the back to add space a 1960s floor plan was never designed to have. Milford is zoned Residential Mixed Housing Urban, which means a section that's carried one house for sixty years can now often take up to three dwellings as of right, and land closer to the town centre or the Takapuna to Milford corridor can go higher again. That's turning up as real enquiries, homeowners asking what their section could take before they sell, or wanting to build a second dwelling rather than move. It's a New Builds conversation as much as a renovation one, and knowing the zoning before the quote stage means we can tell someone what's realistic on their site rather than guessing.

Milford sits between Lake Pupuke on one side and Milford Beach on the other, running from Black Rock up to Castor Bay, one of the only Auckland suburbs with both on its doorstep. It borders Takapuna, Castor Bay and Forrest Hill, and we take on jobs across all of them regularly from our Takapuna base a few minutes away. That means someone who already knows the suburb's mix of older sections and newer townhouse builds turns up to quote the job, not a crew working from across the city.
